A great lawn isn't just about the installation. It's about the discipline of maintenance.

The Golden Rules

Regardless of which grass type you have, these three rules apply to every lawn in the Florida Panhandle.

Morning Watering

Always water between 4am and 9am. Night watering encourages fungus and disease.

The 1/3 Rule

Never cut more than 1/3 of the blade length at once. It stresses the roots.

Sharp Blades

Sharpen your mower blades twice a year. Dull blades tear the grass, making it brown.

Zoysia Care

PREMIUM

1 Mowing

Height: 1.5 - 2.5 inches

Mow every 5-7 days during peak growing season. Zoysia can be cut with a reel mower for a golf course look or a standard rotary mower.

2 Watering

Needs: 1 inch per week

Water deeply and infrequently. If the blades curl up, it is thirsty.

3 Fertilization

Schedule: May, July, September

Use a balanced fertilizer (e.g., 15-0-15). Avoid high nitrogen late in the year.

4 Watch Out

Pests: Billbugs, Sod Webworms

Apply preventative fungus control in Fall if you have a history of Large Patch disease.

St. Augustine Care

PREMIUM

1 Mowing

Height: 2.5 - 4.0 inches

Keep it tall! Cutting it too short exposes the soil to sunlight, which encourages weeds and drying out.

2 Watering

Needs: Sensitive

Do not overwater. It is susceptible to root rot and fungus. Let the soil dry out slightly between waterings.

3 Fertilization

Schedule: Spring & Late Summer

Use a fertilizer with Iron to maintain deep color. Be careful with herbicides (many kill St. Aug).

4 Watch Out

Pests: Chinch Bugs

Inspect for yellow patches near sidewalks. Chinch bugs love heat and can destroy a lawn in weeks.

Bermuda Care

STANDARD

1 Mowing

Height: 0.5 - 1.5 inches

Mow very frequently (every 3-5 days). If you let it get too tall, it will look "stemmy" and brown when cut.

2 Watering

Needs: Drought Tolerant

Highly drought tolerant but needs water to stay green. 1 inch per week during summer.

3 Fertilization

Schedule: Monthly (Apr - Sept)

Hungry grass. Needs high nitrogen to maintain deep color and rapid recovery.

4 Watch Out

Maintenance: Dethatching

Requires vertical mowing (dethatching) or scalping each Spring to remove dead layer.

Centipede Care

BUDGET

1 Mowing

Height: 1.5 - 2.0 inches

Grows slowly, so less mowing required. Every 10-14 days is usually sufficient.

2 Watering

Needs: Low

Centipede has a shallow root system. It prefers infrequent, deep watering rather than daily shallow sprinkles.

3 Fertilization

Schedule: Once (Late Spring)

Warning: Do not over-fertilize. Too much nitrogen causes "Centipede Decline." Use iron for greening instead.

4 Watch Out

Soil: pH Levels

Prefers acidic soil (pH 5.0 - 6.0). If your leaves turn yellow, your soil might be too alkaline.

Year-Round Battle Plan

Spring

  • • Apply pre-emergent herbicide (Feb/Mar).
  • • Scalp Bermuda/Zoysia to remove dead thatch.
  • • First fertilization after grass fully greens up.

Summer

  • • Peak growing season. Mow frequently.
  • • Watch for insect damage (Chinch bugs/Webworms).
  • • Apply Iron supplements if color fades.

Fall

  • • Apply Fall pre-emergent for winter weeds.
  • • Apply preventative fungus control.
  • • Reduce watering as temperatures drop.

Winter

  • • Grass is dormant (brown). Do not fertilize.
  • • Water only during extended dry spells.
  • • Service your lawn mower (sharpen blades).
